Calgary's November 2011 Housing Market Housing Sales Trending Upwards... Single Family Sales - Single family home sales in October were 962, an increase of 8% over November of 2010
- Year-to-date single family sales are 10% higher than last year sitting at 12,464 homes
- 1,285 new listings came on the market in November which puts total inventory at 3,761 units, which is down nearly 3% over this time last year
- The average price for a single family home in November 2011 was $70,665 - this is a 3% increase over November of 2010
- Year-to-date Calgary Metro average sale prices remained stable at levels comparable to 2010
Condominium Sales - Condo sales in November 2011 were 393 an increase of almost 27% over November 2010
- Year-to-date condo sales were at 5,074, up 4.5% from the same period in 2010
- Calgary Metro average condo sale price in November was $273,356 which was down slightly from $284,667 in November of 2010
- Year-to-date Calgary Metro average condo sale price is $287,545, which is on par with the same period in 2010
- Month end inventory was sitting at 1,676, down 11% from this time last year
Country Residential/Rural - Country residential acreage sales in November were 54, up nearly 4% from November of 2010
- Year-to-date acreage sales are up 11% from the same period last year. This represents an increase of 61 acreage sales
- Country residential average sale price for October was $762,285 up 8% from $706,729 in November of 2010
- The year-to-date average sale price of a country residential property sits at $807,084, slightly down from this time last year when the year-to-date average was $813,977
- Country residential listings are up 4% at 894 over November of 2010
- Rural land sales were up 12% to 19 parcels from November of 2010 when sales were 17, while year-to-date land sales are down 11% from 2010 which represents 22 parcels
