Calgary's April 2012 Housing Market

Calgary Sales Return to "Typical"...

Single Family Sales

  • Single family home sales in April were 1,582, an increase of over 30% from April of 2011
  • Year-to-date single family home sales are up over 15% from 2011 which is an increase of 707 home sales.
  • 2,285 new single family listings came on the market in April of 2012.
  • The average price for a single family home in April 2012 was $483,519 - this is a .88% increase over April of 2011 when the average sale price was $479,304.
  • Year-to-date average single family home prices are up 1.16% over last year
  • The Single Family MLS® Home Price Index rose by 5.48% from April of 2011

Condominium Apartment Sales

  • Condo apartment sales in April 2012 were 351, an increase of over 13% over April of 2011
  • Year-to-date condo apartment sales have surpassed last year slightly 2.16%
  • 597 new listings were added in April which is a 5.85% increase over this time last year
  • Calgary average condo apartment sale price in April of 2012 was $267,931 which was a dcrease of 5.76% from $284,301 in April of 2011
  • The Condominium apartment MLS® Home Price Index did not change year over year for April

 Condominium Townhouse Sales

  • Condo townhouse sales in April of 2012 were 267, up over 19% from 224 in April of 2011
  • Year-to-date condo townhome sales are up 7.77% over last year
  • 356 new listings were added in April bringing the total inventory to 612. Total inventory was down nearly 122% year over year.
  • Calgary average condo townhouse sale price in April was $320,912 up 8.13% from $296,299 in April of 2011
  • The Condominium townhouse MLS® Home Price Index rose 2.68% from April of 2011

Country Residential Sales

  • Country residential sales in April were 90, up over 40% from April of 2011
  • Year-to-date country residential sales are up over 36% from last year
  • 256 new listings were added in April bringing total inventory to 1,044, which is up almost 13% from April of 2011
  • Country residential average sale price for April 2012 was $806,827 down over 6% from $866,442 in April of 2011
  • Year-to-date average country residential sales prices are down 3.53% over last year
